    Why owners choose us

The most personal property management company on the Costa del Sol

The Local Holiday is a boutique property management company on the Costa del Sol, founded by Airbnb Superhost Stijn and based in Málaga. We manage a small, hand-picked portfolio of holiday apartments across the Costa del Sol, in Málaga city, Rincón de la Victoria, Fuengirola, Mijas and Marbella, so every owner and every guest gets real, personal attention.

Unlike large agencies, we never pool your income, never hide fees, and never lock you into long contracts. You get one local contact person, rental income paid directly to you, and the peace of mind that your apartment is in expert hands.

    Mid-term rental

No tourist licence? Rent mid-term instead.

Many owners on the Costa del Sol no longer dare to rent long-term. New housing rules, rent caps and eviction procedures that can take a year or more make a traditional long-term tenancy feel like a risk. Our mid-term model is the middle ground. We rent your apartment furnished for 2 to 11 months at a time, to carefully selected tenants with a verified income, such as remote workers, professionals on assignment and international families. Short, temporary contracts mean you stay in control: no indefinite tenancy, regular check-ins, and the apartment comes back to you at the end of every contract. And you don't need a tourist licence (VFT).

Prefer a fixed monthly rent? Our sister brand The Local Rental becomes your tenant: www.thelocalrental.es

    • 2–11 month contracts
    • Selected tenants with proven income
    • No tourist licence needed
    • Same professional management: photos, listing, screening, contracts, maintenance
    • Commission: 15% ex. VAT for 2–6 months, 10% ex. VAT for 6–11 months

    Real expertise, real people

Managed by a local Airbnb Superhost, not a call centre

The Local Holiday is run by Stijn, a Málaga-based Airbnb Superhost with years of hands-on experience hosting international travellers across the Costa del Sol. Every owner gets his direct phone number and every guest is welcomed personally.

We deliberately keep our portfolio small. That is what allows us to maintain a 4.9★ rating, respond to guests quickly, and treat your apartment as if it were our own.

    FAQ

Frequently asked questions about property management on the Costa del Sol

How much does property management cost on the Costa del Sol?

    +

Our all-inclusive property management fee on the Costa del Sol is a flat 20% commission ex. VAT of the rental income your apartment generates. There are no setup costs, no photography fees, no onboarding charges and no monthly retainer, so you only pay when your property actually earns money. For mid-term rentals (2 to 11 months) the commission is 15% ex. VAT for 2–6 months and 10% ex. VAT for 6–11 months.

Which areas of the Costa del Sol do you cover?

    +

We provide property management across the Costa del Sol, with a focus on Málaga city (Centro Histórico, Soho, La Malagueta, Pedregalejo), Rincón de la Victoria, Fuengirola, Mijas and Marbella, including Puerto Banús and the Golden Mile. We also cover surrounding towns such as Benalmádena and Torremolinos. If you are unsure whether your specific building or urbanización is covered, contact us and we will tell you honestly within 24 hours.

Do you help with the tourist licence (VFT) in Andalucía?

    +

Yes. We guide you through the entire VFT (Vivienda con Fines Turísticos) registration with the Junta de Andalucía and the Registro de Turismo de Andalucía, including the required first-occupation licence and community-of-owners check. Once your Costa del Sol apartment is licensed, we register every guest with the Spanish authorities through SES Hospedajes and keep your short-term rental fully compliant with current Andalusian and Spanish law.

How do you avoid squatter (okupa) problems on the Costa del Sol?

    +

We operate short-term holiday rentals and short, temporary mid-term contracts, never indefinite long-term tenancies, which is the single biggest factor in avoiding okupa problems in Spain. Every guest is verified, ID-checked and officially registered with the authorities, and the apartment is inspected between bookings by our local team. Strict guest screening and short stays minimise squatter risk.

How quickly will my Costa del Sol apartment start earning?

    +

Most apartments are fully onboarded and live on Airbnb, Booking.com and our own direct booking site within 14 days of signing the management agreement. That includes professional photography, listing copy in English, Spanish and Dutch, dynamic pricing setup and a licence-compliance check.

Can I still use my own apartment whenever I want?

    +

Of course, it is your apartment, not ours. You simply block the dates you want in the owner calendar and we make sure the apartment is professionally cleaned, the linen is fresh and everything is ready for you on arrival. Many of our owners on the Costa del Sol use their property for several weeks each year and rent it out the rest of the time.

How and when do I receive my rental income?

    +

Rental income is paid directly to you; we invoice our 20% commission afterwards. You also get a clear, itemised overview showing nights booked, gross rental income and our commission. We never pool owner funds in an agency account.

Why choose a local property management company on the Costa del Sol?

    +

A local property manager who actually lives on the Costa del Sol handles guest check-ins, maintenance, key handovers and unexpected issues personally, instead of routing everything through a remote office. As an Airbnb Superhost based in Málaga, we know the local cleaners, electricians, plumbers and town-hall procedures personally, which is why our owners consistently report fewer headaches and stronger guest reviews than they had with previous agencies.

Can I rent out my apartment without a tourist licence?

    +

Yes. With our mid-term model we rent your apartment furnished for 2 to 11 months at a time, which does not require a tourist licence (VFT). Tenants are carefully selected with a verified income, such as remote workers, professionals on assignment and international families, and we handle the photos, listing, screening, contracts and maintenance.

Is mid-term renting safer than long-term renting?

    +

For most owners, yes. Contracts are short and temporary (2 to 11 months), so there is no indefinite tenancy. Every tenant is selected and has a proven income, and the apartment comes back to you at the end of each contract.
